Mark Walker was introduced to rental properties after reading Rich Dad, Poor Dad. The book showed him a better way to build wealth besides working for someone else and earning a salary. Within a year Mark had bought his first rental property. Mark did not quit his job after buying a rental or two, it took him ten years longer before he felt comfortable leaving the corporate world and going out on his own. Mark bought numerous rentals in the Colorado market and has since bought multifamily properties in the Texas market. We talk all about it on this episode of the InvestFourMore Real Estate Podcast.

On this episode of the InvestFourMore Real Estate Podcast I talk with Josh Patrick with Stage 2 Planning Partners. Josh is not an expert on real estate, but he is an expert on business. He is a certified financial planner who has helped thousands of businesses become more successful and sustainable. What he means by sustainable is the business would run just as it does not without owner involvement. While Josh does not specialize in real estate, much of his advice can be used by any business owner including real estate investors and real estate agents. While conducting this interview I realized my business is not nearly as sustainable as it should be!

I have many strong beliefs about retirement and why the traditional model comes up short for many people. On today's episode of the InvestFourMore Real Estate Podcast I talk to M.C Laubscher who has a similar viewpoint about the best way to retire. Saving money, investing in the stock market, and slowly pulling out that money tends to be risky and not work as well as advertised. M.C. was born in South Africa and came to the United States in 2001 with about $500. He became a real estate investor, rugby player, and huge proponent of cash flow.

Alex has also been a real estate investor and what brought into the luxury real estate agent business was losing just about everything he had in the housing crisis. Alex was invested heavily in the Phoenix market before the crash and he saw his holdings drop 50 percent or more in value in a very short period of time. Alex did not give up on real estate, but instead changed his focus from investing to being a real estate agent. On this episode of the InvestFourMore Real Estate Podcast I discuss my flipping business. I have sold 13 flips already in 2016 and bought 15 more. I also have 5 more flips under contract to buy in the next month! I do not think I will sell 20 flips in 2016, but I should get 16 to 18 sold by the end of the year. I will buy at least 20 flips in 2016 and hopefully a few more than that. I talk all about my current flips, how I am finding them, new financing techniques, new repair techniques, my team, my high end flip which has not sold yet, and my goals for 2017.

Rod Khleif has bought over 2,000 single family rental properties in his career, but surprisingly he loves to invest in multifamily properties now. He bought many houses in the 1980's when he was a real estate agent and could take advantage of low down payment investor loans. Rod had over 800 houses in 2006 and was worth a lot of money on paper, but his houses did not cash flow well. When the real estate market crashed, Rod was in big trouble. He got rid of most of his houses and survived, but when he came back he decided multifamily houses were a safer investment. I have always bought single family rentals, except for one duplex I bought last year. I sold that duplex this year for a nice profit, but single family homes have been very good to me. I am not going to say single family homes are always the best investment, because I think different investments work better for different people in different markets. I stopped buying rentals in Colorado because our prices have increased so much in the last few years. Many people have asked me if I have thought about investing in multifamily housing, since prices are so high. I have thought about multifamily, but the prices for that segment is extremely high in Colorado as well. I have also thought about commercial real estate investments the last couple of years for personal reasons and investment reasons. I don't like many commercial investments, because the market is so cyclical and commercial properties can be very complicated. However, I do have certain commercial niches I am interested in, and may invest in shortly. On episode number 70 of the InvestFourMore Real Estate Podcast, I talk about my investment choices, why I make them, and what my future plans are.

reed goosensThe United States has a very unique real estate market. People in the US might not realize it, but this is one of the best places to invest in real estate in the world. The US has great financing for real estate, great rent to value ratios, and affordable properties in most of the country. Reed Goosens is from Australia and always had an interest in real estate investing, but investing in Australia is extremely difficult. The minimum prices in Australia are over $300,000 for a property and it is almost impossible to cash flow. The banks are requiring as much as 40 percent down for the investors as well. Reed knew he wanted to buy rentals, but also knew he needed a different part of the world to invest in. As a structural engineer he had a job that allowed him to travel the world. On this episode of the InvestFourMore Real Estate Podcast we talk about how Reed started investing in US real estate as an Australian citizen and how he has moved on to syndicating large apartment deals.

Randy Hughes is my guest on this weeks episode of the InvestFourMore Real Estate Podcast. Randy grew up poor, but found real estate when he was in college. He began investing in single family rental homes and has since bought over 200 houses. Randy learned about the best ways to protect his real estate assets along the way using land trusts. In fact, some call Randy Mr. Land Trust because of his vast knowledge on the subject. Not only does Randy teach his techniques online, but he has taught classes at colleges and is licensed to teach with the Illinois Association of Realtors. Frank has been investing in mobile home parks for decades and with his partner Dave Reynolds has the 5th largest mobile home park portfolio in the United States. Frank started buying mobile home parks while attending Stanford, because he had to start a business for school. He did not realize buying mobile home parks would become his career and an awesome business. Over the years Frank has learned how to find mobile home parks that are well below market value, improve them, and then either keep them for cash flow or sell them.

Ted has been an expert on tax liens for decades and seen the industry change over the years. Ted has also been a very active investor for decades buying commercial, and residential rental properties. After decades of investing Ted loves to buy tax liens because of the incredible deals he can get on them. Ted discusses on the podcast how to earn great returns with tax liens (up to 24 percent interest) and how to buy properties at steep discounts (40 cents on the dollar).

On today's episode of the InvestFourMore Real Estate Podcast I talk with Matthew Tillack who is an expert on using self-directed IRAs to invest in real estate. Matthew is also a real estate investor himself with multiple active flips and rentals. Matthew works with The iPlan Group which is a company that specializes in self-directed IRA investments. I bought a turn-key rental property last year using my self-directed IRA in Cleveland. There are many rules and regulations when you use a self-directed IRA to invest and it is wise to use experts to help you with the transaction. The great thing about using an IRA to buy real estate is the government has many tax advantages for retirement accounts. When using a ROTH or traditional IRA you will defer and in some cases save money on taxes.

Some of you may have noticed I have been in the media a fair bit recently. I was featured in a Washington Post associated press article about real estate agents a couple of months ago, which was picked up by MSN, Yahoo, Time, and many other major media outlets. I even had to do a photo shoot for the article, which was extremely cool. I did not get that media coverage by sitting around and waiting for people to find me. In fact, I signed up for a public relations company to learn how to reach reporters and the media. Josh Elledge is the head of that company (UpEnd PR) and helps many people get PR and has been mentioned over 2,000 times by the media himself. Josh also runs a savings blog and podcast called savingsangel.com, which has had over 5 million dollars in sales, mostly thanks to media coverage. Josh works with real estate investors and real estate agents to gain PR and improve their business.

Last November I bought a house I planned to flip for $535,000. I estimate the home to be worth about $845,000 after minimal repairs, which is an amazing deal. The catch was, the home had a tenant in place with a ten year lease. I could not talk much about this flip the last 8 months, because I was negotiating with lawyers and the tenant. However, on August 1st, 2016, the tenant moved out and I gained possession of the home! On this episode of the InvestFourMore Real Estate Podcast I discuss my real estate investing. I go over my flipping business (should sell 19 flips in 2016), my rental property plan (still looking to invest in Florida), my attempt at starting a subdivision, and refinancing some of my current rentals. This has been a busy summer and year for me. I have slowly been rebuilding my flipping business after a project manager I hired did not perform very well. I have got my team working on the flips now and things are going much better. I would love to be buying more rentals, but the market in Colorado keeps going up! I am not buying rentals here, but I do want to buy more rentals in another market. I also found a new bank to refinance some of my rentals. By refinancing four rentals and selling a couple this summer, I have gotten all the cash back I spent buying and repairing my rentals. I also just came out with a new book this week!

Corey Paszkiewicz has 6 rental properties, 4 duplexes and 2 single family homes. Corey bought rentals at a young age, because he saw the value in real estate investing. However, he bought a couple of his properties before the real estate crash and without being as educated as he is now about cash flow and getting good deals. On this week's episode of The InvestFourMore Real Estate Podcast, Corey talks about how he bought his rentals before and after the crash. How he was able to survive a divorce, a career change, and a changing real estate market. Corey has since started a very successful business, and is looking to get his real estate license to further his real estate investing and make extra money.
