Earlier this week I posted an article about my goals for 2016 and how 2015 went. On this episode of the Invest Four More Podcast I go into more depth on my goals and what I want to achieve in 2016 and why. I also talk a lot about 2015 and what I learned from the last year. People see my success on the blog with my rentals, flips, real estate team and cars, but it doesn't always go perfect! I had a lot of setbacks in 2015 and I am making a lot of changes going into 2016. The good news is that I had a lot of success in 2015 as well. If things always went the way we planned them, life would not be nearly as interesting and the wins would not be nearly as sweet.

On this episode of the Invest Four More Real Estate Podcast I am going to talk about my history as an agent, investor and some challenging situations I have had to overcome. I became an agent right after college in 2001 and although it was nice working with my father, it also presented some challenges and may have stunted my growth in some areas. As an agent, a fix and flipper and a rental property owner I have run into some unique situations and some very frustrating situations as well. Some of those were my fault and some completely out of my control. On this episode I discuss some of the more memorable mistakes and situations I have been in like buying a meth houses that then burned down, having flips involved in lawsuits for over a year, hiring mistakes and trying to complete the rehab on a flip myself.

I have many people from Canada ask me how to invest in US real estate because prices are so high in Canada. Anil discusses how he has bought over 30 properties in Florida with financing while not being a US citizen.

I love to interview successful real estate investors on the Invest Four More Real Estate Podcast. Joe Fairless is another very successful investors who built his wealth through large apartment buildings and has done it very quickly. Joe was in the advertising business in New York City when he decided real estate investing was the career path he wanted to take. Joe lived very frugally to save money in order to invest in real estate and it paid off big time. Joe invested in single family homes, but made his biggest profits on large multifamily apartment complexes. Joe and I talk all about how he got started and what his plans are for the future.

Not only does Clint help with legal protection, but he knows how to help investors with tax liabilities as well. I have had frustrations myself trying to get my accountants and lawyers on the same page. Clint saw a need for a company that can handle both the legal and tax liability aspects of real estate investing. Clint’s main goal is to help investors understand both the taxes and legal liability of entities and investment properties.

Seth Williams got into real estate investing after reading the classic book, “Rich Dad, Poor Dad” and hasn’t looked back since. The very first deal he found was a land sale and he made a profit on it. One of the best investments possible - yes, one of the best possible, is in rental properties. Why? There are many reasons, which Mark Ferguson is going to cover as best he can in this episode. But one of the biggest reasons is the cash flow good rental properties provide. Cash coming into your bank account, month after month, enables you to do lots of things: supplement your personal budget, buy additional rental properties, pay off debt, and many other great things. The stock market can’t provide that. Neither can government bonds. And on top of that there are other advantages to rental properties that Mark’s going to cover in this episode.

There’s no magic formula, but Brandon Turner of “Bigger Pockets” would tell you the first and most important ingredient is to equip yourself with a variety of tools, and then take action. Exactly HOW he saw it coming demonstrates his insight into the type of things that cause economic domino effect. At the time he was working with a bank and two people approached him about getting them a home loan. The two were Cabbies, and together wanted to purchase a 1.2 million dollar house to flip. PJ knew they shouldn’t be able to purchase a home of that value, but within 15 minutes they were approved for the loan. There are quite a few Real Estate Brokers who have seen the advantages of becoming investors as well as being realtors. But Joe Evangelisti went about it the other way round. Joe got into real estate investing first, through a flip deal that went bad. But he learned the hard way, turned that deal around by making it a rental, and was off and running as a real estate investor. He took those hard learned lessons and turned them into a career as a Real Estate Broker, eventually owning his own office and using that position to feed his own real estate investing business.
